In Tysons, The importance of leak and moisture detection

When you have a water leak or an excessive moisture problem, finding out where the water is originating from is vital to stopping the intrusion from causing further water damage.

Any building can allow water to penetrate and accumulate in the form of condensation, flooding or water leaks. Our technicians maintain a working knowledge of the entire building and construction science and how the water damage restoration process works. In suspected areas of moisture intrusion, some areas may not be accessible for inspection.

When excess moisture in any form is left unattended, it can cause extensive water damage in the form of mold growth or structural damage.

Neglected moisture damage!

When dealing with water or moisture damage, time is critical as the water can affect hardwood floors, carpeting, walls, carpet padding, and tile grout lines. Water and moisture damage in the ceiling is even more damaging because this can lead to the collapse of the ceiling.

Moisture and water damage could also result in more serious problems such as diminished or poor air quality, humid atmosphere, the unpleasant stench of mildew and growth of mold, that will eventually permeate the walls, floors, and ceilings while also creating health hazards.

The moisture has been found, now What?

Once the moisture is found, the moisture measurements are documented and a standard is determined by taking moisture content readings from unaffected areas or structures and these readings are then used to determine a drying goal. When there is a lack of dry materials, then other similar structures will be used as a drying goal.

What are the methods used in moisture detection?

A person is holding a thermal camera in front of a house.

We use equipment that detects moisture to determine just how much moisture is present and how widespread the intrusion is and a mitigation plan. Without these tools, you would have no idea what to do or where to go next in the inspection.

Tools used for initial moisture detection are:

Borescopes - optical inspection cameras or videoscopes on a rigid flexible tube.

Hydro (moisture) Sensors - penetrating meters to check how far moisture has traveled from the source.

Thermo-hygrometers - measure temperature and relative humidity to test whether or not an environment can be effectively dried with tools like dehumidifiers.

Non-penetrating Moisture Meters - measures  the wood’s moisture level using an electromagnetic signal.

Penetrating Moisture Meters - determines the wood’s moisture content by measuring the resistance encountered by an electrical current.

Thermal Imaging Devices - measures thermal energy (heat) into visible light to find hidden moisture.
